Once you've completed the tasks outlined in your consultation, our professional home stager will return and transform your home, giving it that special warm and inviting feel that buyers are drawn to. By editing and artfully re-arranging your furnishings, accessories and artwork (and bringing in rental pieces or items we purchase for you, if desired) we'll showcase each room and create "I want to live here!" appeal for your buyer.

For the home that is already in great condition, needs no preliminary work and has existing furnishings and decorative accessories that we can use- we'll jump right in and spend a half day beautifully staging your home making the most of what you have- perfect for Open House events, marketing photos, etc. $295

Empty rooms actually appear smaller than those with furniture. Bringing in beautiful furnishings and accessories will inspire prospective buyers to visualize the home's possibilities and their own belongings in each room. This emotional connection is an important first step to them “falling in love” with your home!

 

Staged homes sell much faster than unstaged homes, saving you months of carrying costs such as mortgage payments, taxes, insurance and utilities as well as costly price reductions. Your investment in staging will likely save you money! Step One- Bidding, Planning and Selection Process

  • Phone Consultation -  We’ll gather information about your property and provide a verbal and/or email ballpark estimate as well as answer any questions you may have.
  • Property Viewing and Proposal Bid -  If our estimate is agreeable, we'll tour your property and provide a firm bid for staging services, take photos and measurements for creating a stunning design and begin brainstorming furniture and accessory placement.
  • Design Plan – With proposal accepted and deposit received, we’ll create a staging design plan with optimal furniture selection and placement incorporating a consistent style and color theme to best suit the size and style of your home.
  • Furnishings and Accessory Selection - Every house is unique, so every item in our design is chosen carefully to create a cohesive flow throughout. Our Staging Stylist will personally choose the furniture pieces that best suit the home in style, color, scale and proportion and schedule their delivery. In addition, fashionable artwork, bedroom and bathroom display linens, silk greenery and decorative accessories are selected to complement the furnishings in each room of the home and add the finishing touches to the staging design.


Step Two – Delivery

All Items to be used in the staging design are gathered, wrapped, boxed and loaded, then transported to the property. On site, everything is unloaded, carried inside with care and unpacked.


Step Three – Creative Staging Design Implementation

The Spaces Streamlined staging team spends a day or more styling the home and showcasing each room for a beautiful presentation. Furniture pieces are arranged to create a spacious and welcoming feeling and artwork is hung in each room. Bedrooms are set up and all bed dressings, shower curtains, bath towels, table linens, etc are steamed or ironed. Decorative accessories are then artfully arranged to add warmth and color and create an inviting feel for the buyer.

 

Step Four – After Staging Services

Complimentary After Staging Marketing- Once the staging is complete, we’ll take beautiful photographs of  each room and feature your property with your agent’s contact information in our company blog and email newsletter sent to our database of clients and local real estate agents.

 

Optional, Complimentary and Available To You Upon Request:

  • Our Marketing Photos- We’re happy to email our photos to you and/or your agent for your marketing efforts.
  • A  Photo Show and E-Flyer syndicated to You Tube, Google Base, Oodle, Trulia, Zillow, Vast, Hotpads, Geebo, DotHomes and emailed to you with sharing links and embed codes
  • Hosting of Brokers’ Open for our partner Realtors and Investors- we provide assistance for setting up the day of as well as light food and refreshments.

 

Property Checks - Periodically we’ll check on the home and straighten or reposition anything that has been moved.

 

Sold! -  When the house is sold and escrow is near closing, we’ll meet with the movers and spend a day de-staging the home, wrapping, packing, transporting inventory back to the warehouse and restocking .
