Our Three Phase Vacant Staging Process

Phase One- Before Staging 

  • Phone Consultation - We'll gather information about your property as well as answer any questions you may have. 
  • Viewing and Proposal - Debra will tour your property, take photos and measurements and create your custom proposal 
  • Design Plan – With proposal accepted, agreement signed and deposit received, a beautiful design plan will be created with optimal furniture selection and placement incorporating a consistent style and color theme to best suit the size and style of the home. 
  • Furnishings and Accessory Selection - Every house is unique- so every item included in the staging design is carefully chosen to create a cohesive flow throughout. Debra will visit our furniture source and personally choose the furniture pieces that best suit the home and schedule their delivery. In addition, fashionable artwork, bedroom and bathroom display linens, silk greenery and decorative accessories are selected to complement the furnishings in each room to add personality and the finishing touches. 
  • Wrap and Ready- All items to be used in the staging design are carefully wrapped, boxed and loaded for delivery

Phase Two- Delivery and Creative Staging Design Implementation  

  • Delivery – Our delivery trucks arrive and we and the movers unload, carry in and unpack all furnishings and accessories
  • Staging Design Implementation - The Spaces Streamlined staging team styles and showcases each room for a beautiful presentation. Furniture pieces are arranged to create a spacious and welcoming feeling and artwork is hung in each room. Bedrooms are set up and bed dressings, shower curtains, bath towels, table linens, etc are all steamed or ironed. Decorative accessories are then artfully arranged to add warmth and color and create an inviting feel for the buyer. We polish furniture and mirrors, sweep, vacuum and leave your home sparkling and ready for professional listing photos.

Phase Three- Upon Sale

  • When the house is sold and escrow is near closing, we’ll meet with the movers and spend a day de-staging the home, transporting inventory back to the warehouse and restocking.
